My Offer Has Been Accepted – Now What? - 10 Key Questions To Ask a Home Inspector

Now that your offer has been accepted for your first Cleveland area home, you should select a home inspector to inspect your property. As the buyer, you are responsible for paying for a home inspection. In preparation for your home inspection, I recommend you ask the following questions to ensure you are selecting a reputable service provider.

  1. What licenses, certifications or designations to you hold? Do you take recurrent training classes/courses, if so when and where?
  2. What is the scope of your inspections? Do you provide a detailed report of the services you provide?
  3. How many inspections do you or your company perform each year on residential homes similar to mine?
  4. How long does the normal inspection take to perform?
  5. Will you allow us to accompany you on the inspection?
  6. What type of inspection report will we receive and will it include estimates of costs to repair defects? How soon after you complete the inspection will I receive the inspection summary?
  7. Do you carry errors-and-omissions insurance or give any warranties/guarantees?
  8. How much does the inspection cost for a property similar to ours?
  9. When can the inspection be performed?
  10. Do you have a list of past clients that we may call as references?
