When it comes to making one of the largest investments one might make in a lifetime, there are no easy answers. I recommend you take your time to become familiar with your financial situation, evaluate your housing needs and select an experienced real estate agent who will help you through the complicated process of buying your first home. Is there a better time of year to buy my first home?

Some experts will tell you the best time to buy is during the winter holiday season. There are fewer active buyers looking during this time of year, so there is less competition from other buyers. You may find the selection of homes for sale to be slight lower during this time of year however these sellers are usually highly motivated.

 

Inclement weather during the winter months may expose serious water related issues if you view homes during this time of year. Better to spot leaky roofs and bad drainage problems before you buy than to deal with these issues after you have closed and taken possession of the property. (Always secure a home inspection!)

 

Spring into action

Traditionally, the spring and early summer months are the most popular for buying a home, however, many buyers prefer to do their home buying in the middle of summer when the market is typically slower. Many homebuyers as well as agents take vacations from July to August. Competition from other buyers might wane temporarily during this time of year. For those buyers who need to relocate with kids, late summer is their last opportunity to move before school starts.
